Subject: North Louisiana lease questions

Question
We have mineral rights on several hundred acres in north Louisiana, located roughly where Claiborne, Webster, and Bienville Parishes meet.  The signing bonus is about $1800/acre for a 2 year lease.  Questions:
1. does this amount and term sound reasonable.
2. Any thoughts on royalty percents in this area, I've heard 20-25% generally speaking.  
3. how close are wells drilled in this area, or typically. I think the wells would be about 12,000 ft deep.

nO, no, nO, This does not sound right.  PLEASE call me ASAP at 318-458-3183 or 318-219-2464,x100 - and let me help you with this.  This is too low.
Definitely you can get 25%;
it depends on if they are horizontal wells or vertical wells. Horizontal wells would be about 3-4 per section; vertical wells would be probably 16 per section.
