I can answer questions about the oil and gas leasing process, and give suggestions on how to respond and what to expect when contacted by an oil company or their representative. I can answer questions about selling minerals. It seems some people prefer to sell rather than lease due to the apparent tax breaks. I can also answer questions about forced-pooling, correlative rights, conveyance (deed) interpretation, and deductions from royalties. I am most experienced with Oklahoma properties and laws, but am able to answer questions concerning other oil and gas producing states in many cases.
Experience I am a Certified Professional Mineral Manager (CMM) (certified by the National Association of Royalty Owners in Tulsa, OK) and have managed my own oil and gas properties in Oklahoma for over 10 years and have dealt with many landman, attorneys, and other oil and gas professionals in the process of doing so. I am also a member of several professional associations and have written articles of interest to royalty owners which have appeared in several industry publications. I have prepared deeds and done title work and curative for my own minerals; and am pretty familiar with Oklahoma oil and gas law, and to a lesser extent, other state's oil and gas laws.

I have received a few responses from gas producers in Calif. However, I have not heard back from them since Dec. 2007. Have you heard of any one you know of concerning this 200 acres in Yolo County, Northern California taht are interested in purchasing or leasing? If you need more information I will email you again. Answer Irene, sorry, but I haven't heard anything from buyers concerning your California minerals. I did show them to couple I thought might be interested but they weren't, at least not at this time.
Perhaps if you told me how much you've been offered this might entice my buyers here in Oklahoma. If they knew someone had already made you a written offer, they may take a second look. Oklahoma buyers are not going to be as familiar with or interested in minerals in your area since they are not close to any production and are far from their "home base." This is likley why they didn't look into it too much.
You could also put an ad in the paper or something, if you haven't already. Get a few offers if possible before selling to anyone. Be a little wary of people who call from your ad; they may try to lowball you at first. That's why it's best to get several offers in order to determine proper market value.
If the buyers I know in Texas, Oklahoma etc. show any interest after hearing what you were offered from the gas producers etc. I'll be sure to let you know!

Irene, I just found a buyer in Texas who may be interested in buying your minerals. Can you narrow it down more as to the actual section of land your minerals are in (i.e. Section 10 9N-2E rather than just 9N-2E) and confirm that you own 200 acres of MINERALS (rather than just land)? Do you own the land as well? Would you want to sell the land too, or just the minerals? Please advise.
